Do you I really need an Energy Performance certificate?


This is on of the mains questions I hear before booking in an EPC. One of the main reasons this is asked so regularly is that an EPC on a property last for ten years. Thats quite a bit of time to pass before the next one is due.


An EPC is completed for each property and stays with that property until the expiry date. You may have moved in to your property where there was an EPC in place but since moving in this has expired. If you decide to sell your house you need to make sure that this is date as this could hold up the sale of the property.


The quickest and easiest way to check if you property has an EPC is to check the EPC register. This is a free and simple way to check the date your EPC is due to run out, if it hasn’t already. The link below will redirect you to the EPC register:

What to do if my EPC has expired/doesn't exist on the Government website?


First of all don’t panic. If you have lived in the property prior to 2009 the likelihood is that your property would not have needed an EPC. If you own and live in your property there is no need to have an EPC that is in date, or even have one at all.


If you are looking to sell your house however, it is now time to get one in place. This is a legal requirement when selling your property.


When booking in it is important that the domestic energy assessor (DEA) who is carrying this out is accredited. When speaking with them, you can always double check their credentials on the government website. The link to this is below.

If I am renting a property do I need an EPC?


The simple answer is yes. Whenever a property is rented, it is the landlords responsibility to ensure that there is an in date EPC.


If you are renting a property, the rating needs to be E or above to meet the regulations.
